Vermont Roots, A Passion for Real Estate

Born and raised in Vermont, Sherman grew up on a quiet dirt street in a small close-knit town. After graduating high school, he enlisted in the U.S. Army, driven by a desire for adventure and a chance to see the world. Upon returning home, he discovered a natural aptitude for real estate and went on to establish two successful offices in northern Vermont.

It was through this work that his passion for hospitality took hold. In those early years, Sherman developed and opened two restaurants — both of which remain in operation more than four decades later, a testament to the foundations he built.

In 1998, Sherman entered the world of fractional real estate. Within four years, he had risen to oversee fractional sales programs for the American Skiing Company — then a publicly traded operator of nine resorts across North America.

From American Skiing Co. to Ritz-Carlton Club

Following his tenure with American Skiing, Sherman went on to lead fractional programs at Intrawest, the Trapp Family Lodge, and Killington Grand Hotel. By the mid-2000s, he was consulting directly with Ritz-Carlton Club, Four Seasons, and St. Regis — advising on share-pricing models, exchange-network structure, and member governance.

In 2005, Sherman founded LuxuryFractionalGuide.com to bring operator-level expertise within reach of independent owners and small developers — the audience he continues to serve today.

The Great Recession of 2007–2012 marked a pivotal shift in his focus. As the broader market contracted and fractional sales emerged as one of the few viable paths to recovering value, Sherman began working extensively with luxury residential properties. That pivot proved enduring: luxury homes now represent the core of his business.

In 2007, Sherman authored Fractionalize to Maximize — the industry's first comprehensive DIY manual for fractional real estate. Recently updated with the assistance of AI, the book has since become the definitive go-to resource in the field.
